A fluid applied “COOL ROOF” system from Thermo Products was installed at night, (at no additional charge) to eliminate disruption even though it has one of the lowest impact to tenants.

The system consist of existing roof preparation and installation of the following:

This system was provided with a ten-year warranty against leakage from Thermo Products and last at least fifteen years left only.  This system is very low impact to the tenants. It does not require a tear off and has very few fumes. The white surface will lower cooling costs and is easy to recoat for additional years of life.

It has been our experience that a court of law has found this system not to be a capital expense but instead a repair expense. The only purpose is to keep water out of the building and is not a building improvement. This could be to your advantage.

This could be the last roof the building will need.
